Fixed-Rate Mortgage

A home loan whose interest rate never changes.

A fixed-rate mortgage keeps the same interest rate for the entire life of the loan, so your principal-and-interest payment never changes. This makes budgeting predictable and protects you if market rates rise. The trade-off is that fixed rates often start slightly higher than the initial rate on an adjustable loan, and lowering your rate later requires refinancing.
