A down payment is the portion of a purchase price you pay upfront in cash, with the rest financed by a loan. On a home, a larger down payment shrinks the loan, lowers monthly payments, and — once it reaches 20% — typically removes the requirement for private mortgage insurance (PMI). It also represents money tied up in the asset rather than invested elsewhere.
